The Innovative Process

Your broker will have an initial discussion with you to gain an understanding of what you’re looking for, and introduce you to the assistant that will help you through the process. 

If you’ve just started or will be starting house hunting soon, your broker may move forward with helping secure a pre-approval on your behalf. A pre-approval involves a comprehensive assessment of your documentation. There are many benefits to getting pre-approved before you start your home search, including the confidence and peace of mind that comes with knowing what you’re approved for from the get-go. 

If you’ve already found a home and need financing, you will move straight to the mortgage application part of the process. 

In either case, providing documentation will be your next step. Our brokerage assistants will help guide you through what is needed to ensure the rest of the process goes as smoothly as possible.

As part of the pre-approval process, preliminary documentation is collected and evaluated up front. Once we have all of the documents and information we need, your application will move to our underwriting team. 

The process is similar if you’re ready to apply for a mortgage right away; our brokerage assistants will help you gather the necessary documentation to pass along to our underwriting team.

Our underwriting team is trained extensively on the requirements for each of the lenders we do business with. They understand how to best structure your application and which lender(s) to submit it to based on what type of mortgage product works best for you. 

Once your application has been submitted to a lender, they will review your documentation and application details. If the application package meets their requirements, you’ll receive a conditional approval. 

At this time, our brokerage assistants will go through the conditional approval with you to make sure you fully understand the outstanding requirements. The underwriting team works closely with our broker team, your lender, and other industry partners to ensure all of those conditions are met and your mortgage gets fully approved. 

Congratulations!  Once we’ve met the conditions outlined in your approval, the mortgage is ready to be finalized by your lawyer. They will book an appointment with you to sign the final documents and transfer the title of property to your name. 

At this point, you will be introduced to our client care team. They are here to help you with any questions you might have about your mortgage and ensure you’re taken care of even after your mortgage is closed. 

All that’s left is to get your keys from your REALTOR® on possession day and move in!
